Project Description

Abbey Pynford were asked to provide a quotation and carry out mass concrete underpinning to 2 semi detached properties by Shire Consulting c/o Halifax insurance. J W Cannon were appointed main contractor on this project whom we have worked with previously on other successful underpinning projects.

The underpinning scheme comprised both underpinning to the party wall of both properties and also underpinning to the front corner and bay window areas of both properties.Geological maps indicated Langley Silts and gravels in the local vicinity which comprised of a clay and silt material in the upper layers and dense gravel at new formation level. The internal floor to number 71 was removed to the lounge during enabling works and protection to the Hallway was installed by J W Cannon prior to our arrival on site. This allowed for the underpinning works to be completed to the party wall of both properties. We also took the opportunity to complete all underpinning works to number 71 from inside the Lounge area which negated the need to disturb any external surfaces or surface water drains. The underpinning to number 73 needed to be completed externally and this was completed following access provided to the neighbours property. This project was executed very well by keyman Dan Porteous and his team.

Testimonial

This underpinning contract was completed successfully and within programme timescales. Although the lounge floor was removed entirely to number 71 the owner of the property did not need to move out and continued to use the kitchen and dining room at the rear of the property whilst works were completed. A separate access was set up for the owner at the rear and side of the property and this allowed our operatives to use the front as access to enable the internal underpinning works to be completed internally. Mr & Mrs Philpott and their neighbour were informed of the various work stages at all times and were very happy with the works that were completed by Abbey Pynford. The project was handed over to J W Cannon to complete all superstructure repairs and redecoration works.

Underpinning Photo (Front Elevation & Party Wall)

This underpinning section was completed internally to the front wall area of the property of number 71 Latchmere Road, Kingston. The underpinning section was concreted on the 30/11/11and dry packed on the 1/12/11. The NHBC inspected this underpinning section and depth was approved at 2.50 deep from external ground level.

Underpinning Photo (Internal)

This underpinning section was completed internally to the front area of the bay window to number 71 Latchmere Road, Kingston. The underpinning section was concreted on the 06/12/11 and dry packed on the 07/12/11. The NHBC inspected this underpinning section and depth was approved at 1.75m deep from external ground level.

Underpinning Photo (External)

This underpinning section was completed externally to the front area of the bay window to number 73 Latchmere Road, Kingston. The underpinning section was concreted on the 2/12/11 and this pin was flooded due to good even underside to foundation. Hydraulic head was adopted to avoid any voids in the concrete. The NHBC inspected this underpinning section and depth was approved at 1.75m deep from external ground level.
